The Property is located in the City of Fredericksburg, Virginia and encompasses a total of an approximately 0.5 acre which is zoned as CD for Downtown Business. Historical information indicates that the parcel addressed as 106 Hanover Street was developed with the current structure (Building 1) in 1954 and operated as a dry cleaners by at least 1965. Historical information indicates the parcel addressed as 108 Hanover Street was developed with the current structure (Building 2) in 1939 and was developed with residential dwellings from at least 1939 to 1947 and various commercial stores from at least 1965 to present, including a propane store in at least 1982. Historical information indicates the parcel addressed as 718 Sophia Street was developed with the current structure (Building 3) in 1927 and operated as a tin and plumbing shop from at least 1927 to 1965 and as multiple commercial properties, including Fredericksburg Car Care Service in 1977.

Former Use: According to the City of Fredericksburg tax records, the Property consists of five (5) parcels located on the south side of Hanover Street in a commercial area of the City of Fredericksburg, Virginia.
