Additional Property Attributes

The property consists of an approximately 10,000 square foot vacant warehouse situated on approximately 0.41 acre parcel located at 1520 South Vandeventer Avenue in St. Louis, Missouri. Cleanup included the removal of a 6,000 gallon gasoline UST near the building. Approximately 45 cubic yards of impacted soil was removed and disposed of. The owner is negotiating a deed restriction for the property now with the MDNR due to some elevated lead concentrations. Once that is approved, we should receive the NFA. This former manufacturing facility has been given a new life as the offices of a local St. Louis IT firm, GadellNet. The firm wanted to create an open, collaborative workplace while still maintaining the ability for focus and privacy. Much of the building�s character has been preserved, including the 5-ton crane over the reception area. Gadellnet and its partner, local developer UIC, invested $1.35M into the building renovation.

Former Use: The property consists of an approximately 10,000 square foot vacant warehouse situated on approximately 0.41 acre parcel located at 1520 South Vandeventer Avenue in St. Louis, Missouri. Most recently, the warehouse was used as a machine shop. The subject property is located along an industrial corridor anchored by a railroad system that has been in place since prior to 1896. National Cylinder Gas Company occupied the subject property from circa 1938 through circa 1960. During their period of occupancy, a 6,000-gallon gasoline underground storage tank (UST) was installed at an unknown location on the subject property. Additionally, a 1974 occupancy permit for the subject property indicates that plating activities have occurred on the subject property.
