Additional Property Attributes

Former Use: The Property is comprised of one parcel of land within the southeast quarter of Section 21, Township 12 North, Range 3 West. The Property is comprised of the east 100 feet of Lot 5 and the east 70 feet of Lot 6 of Block 2 of the Jefferson Park Addition in Oklahoma City. Sewer, water, fiberoptic cable, and electric utilities are known to service the Property. The Property is currently comprised of a vacant two-story, 4,672 apartment building. The Property is flat, and the vicinity of the Property generally slopes toward the north. The Property elevation is approximately 1,197 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property�s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as �Urban Land�. No Oklahoma Corporation Commission (OCC) records were found that indicate current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property. According to historic sources, the Property was first developed as a multifamily residential dwelling in 1924. The residential dwelling continues to occupy the Property today.
