Additional Property Attributes

Former Use: The Property is comprised of six parcels of land within the southwest quarter of Section 24, Township 12 North, Range 3 West. Sewer, water, fiberoptic cable, and electric utilities are known to service the Property. The Property is comprised of 6 parcels of vacant, commercially developed land including a one-story, 6,500 square foot multi-tenant retail building and gas station, a one-story, 1,050 square foot retail building and gas station, and an 864 square foot cinder-block structure; The Property is on sloping to strongly sloping terrain, and the vicinity of the Property generally slopes towards the east and north. The Property elevation is approximately 1,190 to 1,230 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property?s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as Latrass loam, Norge silt loam, Teller fine sandy loam and ?Urban land. Oklahoma Corporation Commission (OCC) records were found that indicate historic underground storage tanks (USTs) and groundwater monitoring wells, have been located on Parcel 1(2440 N Martin Luther King Avenue) and Parcels 3-5 (2041 NE 23rd Street) of the Property. According to historic sources, Parcel 1 was improved with a retail store and gas station by 1965. Parcel 2 (2426 N Martin Luther King Avenue) was improved with an ice cream stand by 1950. Parcels 3-5 and Parcel 6 of the Property were first developed as a laundry facility by the mid-1930s and by 1950 included a car wash. The existing retail stores and gas station were constructed in the mid-1980s.
