Additional Property Attributes

See the Phase I ESA recommendations for further investigation and/or remediation. Additional appropriate investigation should be conducted for the Site to detect the presence of hazardous substances or petroleum products if the user of this report requires greater certainty regarding the identified RECs. Furthermore, in order to continue the voluntary action on the Site in pursuit of a No Further Action letter, a Phase II Property Assessment would be required to investigate the Identified Areas.

Former Use: The Site consists of approximately 4 acres in four parcels and is owned by B-Vest Properties, LLC. The Site is currently vacant and contains two buildings (Buildings 8 and 9) and remnants of former building foundations, slabs, and supporting infrastructure. Most former Site buildings were burned down in a fire in July 2008. Prior to the fire, the facility consisted of multistory buildings, constructed in the early to mid-1900s. The facility was made up a series of approximately 12 main structures that were constructed as the facility expanded. Smaller structures and connections between the main 12 buildings were constructed throughout the 1920s through 1940s. The buildings were primarily of mason (brick) wall construction, concrete floors and metal/wooden roof ceilings. The remaining steam plant (Buildings 8 and 9) is similarily constructed. Building 8 also has a basement. Estimated total square footage of the facility was 81,305 square feet. The majority of the facility buildings (with exception of Buildings 8 and 9) were demolished and demolition debris removed prior to the 22 January 2014 site inspection. The building slabs/foundations remain. Suspect asbestos containing material (ACM) pipe wrap was observed inside Buildings 8 and 9 in various states of deterioration and some amount was observed on the floor. A tire pile is located near the site of the former water aboveground storage tank (AST) located outside former Building 10. The Site was occupied from 1904 or earlier and until the fire in July 2008. J-Tech Technologies, Inc. (J-Tech); also identified as Innotech Industries Inc., a composite molding company for sinks, tubs, and other items, occupied the Site from 1996 until the fire in 2008. J-Tech used about one-quarter of the Site buildings. General Industries, which specialized in the manufacturing of Ford horns, fishing reels, spring motors and Bakelite moldings, occupied the Site from 1933 or earlier and until 2005.
