Additional Property Attributes

The previous use of the Site as the James L. Taylor Trash Removal facility and the fact that area surrounding it consists of commercial and residential land uses, may justify a reason to classify the Site as a REC. No evidence of on-Site hazardous or regulated waste generation, treatment or storage was found during site investigation, but evidence of a dumpster and a 500 gallon AST was identified immediately west of the Site. Also a transformer platform was found southeast of the Site structure. It is also important to note that the James L Taylor Trash Removal, Inc facility which had been used or occupied by the Olympia Bakery is included in the U.S. Brownfields database as well as the DDOE LUST database for the release of gasoline to the soil. These identified qualities are good reasons to classify this Site as a REC.

Former Use: This Site consist of one irregular parcel of land near the intersection of Hayes Street, NE and 51st Street, NE, south of Hayes Street.and within the Deanwood neighborhood. The northern portion of the property and areas to the east are zoned commercial and light manufacturing while the southern portion and areas to the south and west are zoned residential. The site consists of a fenced asphalt covered parking lot which is used by the Deanwood Rehabiltation and Wellness Center, a vacant residential structure and a vegetated land to the west of the structure and south of the parking lot. The residential structure is boarded and attached to two similar structures to the south. Historical information revealed that the northern portion existed as a portion of a rail line from 1927 through 1995. The southern portion was vacant land in 1927 and was developed with a multifamily residence by 1960. Currently the residence is vacant and the northern portion is still utilized as a parking lot. The parcel to the east was occupied by Olympia Bakery from 1958 through as late as 1988. The former occupant of the Site is the James L. Taylor Trash Removal, Inc but currently the Site is vacant. The Site is owned by Land Burroughs Ave., LLC
