Additional Property Attributes

The Property is comprised of one parcel of land within the southwest quarter of Section 24, Township 12 North, Range 3 West; Sewer, water, fiberoptic cable, and electric utilities are known to service the Property. The Property is comprised of an 18,573 square-foot commercial building constructed in 1962 and currently used as a supermarket. The Property generally slopes to the east/northeast toward an unnamed tributary leading to Northeast Lake, located approximately two miles northeast of the Property. The Property elevation is approximately 1,214 to 1,231 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property?s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as Latrass loam, Norge silt loam, Teller fine sandy loam and ?Urban land?. Oklahoma Corporation Commission (OCC) historic underground storage tanks (UST) records have not been identified for the Property; however, historic references indicate that the Property was first developed as a filling station.

Former Use: Historical sources indicate the Property was first developed as the P.R. Woolf/E.K. Wall filling station and grocery store prior to 1925. Environmental database information does not list a filling station on the Property after 1940. No UST records were found in the OCC databases. It is unknown whether the former filling station utilized USTs or ASTs for the storage of fuel. There are at present no ASTs on the Property; however, USTs may still be present. The current supermarket building on the Property was constructed in 1962. The current property owners, who have been familiar with the Property since 1985, were unaware of a filling station having been present on the Property.
