Additional Property Attributes

The Property is comprised of one parcel of land within the southwest quarter of Section 24, Township 12 North, Range 3 West. Sewer, water, fiberoptic cable, and electric utilities are known to service the Property. The Property is comprised of a 2,880 square-foot carwash building, a 1,924 square-foot service garage, a 500 square-foot ancillary building, and a 1,300 square-foot canopy. The Property generally slopes to the east toward an unnamed tributary leading to Northeast Lake located approximately two miles northeast of the Property. The Property elevation is approximately 1,211 to 1,225 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property?s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as ?Urban land?.

Former Use: Historical sources indicate the Property was first developed as agricultural land prior to the 1970s. In 1995, the carwash and service garage currently located on the Property were constructed. A 500 square-foot ancillary building was also constructed on the Property. The Property has been utilized as a carwash and service garage since its commercial development in 1995; the ancillary building has been used for numerous uses, including as an office and as a music studio.
