Additional Property Attributes

The Property is comprised of Block 29 of the Oak Park Amended Addition in the northwest quarter of Section 35, Township 12 North, Range 3 West. Sewer, water, fiberoptic cable, and electric utilities are known to service the vicinity of the Property. Property is comprised of a 4.38-acre tract of land that includes a 44,278 square-foot elementary school building, a 4,500 square-foot classroom building, and a 680 square-foot storage building. The Property is nearly level. Drainage from the Property area is controlled by a collection system. The general topographic trend indicates higher elevations north of the Property and lower elevations towards the south and southeast. The Oklahoma River is located approximately one mile south of the Property. The Property elevation is approximately 1,187 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property�s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as �Urban land�.

Former Use: Historical sources indicate the Property was first developed as a school and an auto painting facility in 1922. The auto painting facility was in operation until at least 1935, but was razed prior to the 1940s. Additions were made to the school in 1923, 1930, and 1934. The school continued to operate on the Property until 2010. The school buildings remain on the Property but are presently unused.
