Institutional and Engineering Controls

Acetone, sec-Butylbenzen, n-Propylbenzene, p-Isopropyltoluene, , Naphalene, , Tetrachloroethene and Trichloroethene levels were not found to be reportable. Further, Vanadium, Aluminum, Arsenic, Chroium, Cobalt, Iron and Manganese exceeded residential screening but since the surrounding area by the buildings (some of which are to be residential) will be covered by impervious surfaces. Subslab and deep soil gas samplling was recommended.

Additional Property Attributes

The 18-acre project was the location of a former Reynolds South Plant industry, The property was occupied by the company until about 8 years ago; it was purchased by CBD Development LLC a few years ago. Today, an old two-story industrial complaes has been converted to office and commercial space (219 apartments, 20,000 SF office and retail and interior parking. This structure was open in August of 2016. A contract is under way for a major grocery store in a portion of this building. Other portions of the site are still under way. Three businesses are in place as of 8/2016. 320 temporary jobs. 9 acres are reported under I and 9 acres under I for a total of 18.00 for the overall project.

Former Use: Existing buildings are vacant with one exception; a renovated mixed-use structure.. Structure was previously owned by Reynolds South Plant. City records do not show date of construction for the various structures. There will be a mixture of renovation and new construction.
