Additional Property Attributes

The property consists of a three-story building used primarily as warehouse space. Renovation efforts are ongoing to transform the building interior into commercial office space. Assessment activities were conducted at the property due to past industrial uses. Asbestos containing materials (ACMs) and lead-based paint were identified in the structure. Lead, arsenic, naphthalene, and benzo(a)pyrene were detected in the soil beneath the property at concentrations exceeding the IDEM RCG screening levels. Arsenic and lead were detected in the groundwater beneath the property at concentrations exceeding the IDEM RCG screening levels. Previous businesses on the property include Tell City Furniture Company, Herman and Brothers Handle and Wagon Company, Swiss Plywood, John Obrecht Sons Manufacturing, and a blacksmith shop. A fire occurred at the property in October 2019 that destroyed the southern end of the building. The north and central portions of the building still remain and are expected to be renovated . Perry County Port Authority acquired the property from Automated Routing, Inc. in May 2014. The Port Authority partnered with the City of Tell City to acquire cleanup funds from the Indiana Finance Authority to address the removal of the regulated ACMs in the building. The Port Authority is also seeking EPA Brownfields Cleanup Funds to address the removal of impacted soil at the property.
