Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) in November 2014, on approximately 0.35 acres located at 500 West Park in Dodge City, Kansas. The BTA was completed for the Dodge City/ Ford County Development Corporation, who intends to assist the city and the Leisure Hotel Group with redevelopment of the property into a Holiday Inn hotel. The project will be facilitated by the Heritage District Star Bond Program and the Neighborhood Revitalization Program. Based on the Phase I report, �Recognized Environmental Conditions� (RECs) were identified as potential nitrate impacts to groundwater associated with the upgradient Dodge City Cooperative Exchange Site, which is currently enrolled in the Orphan Sites Program. Due to the potential for groundwater impacts at the BTA site, a Phase II Assessment was recommended. The Phase II was completed in January 2015, and consisted of one groundwater boring to a refusal depth of 41 feet (ft) below ground surface (bgs). Groundwater did not readily enter the boring and no groundwater samples were collected at the BTA site. Although groundwater samples were not collected, the potential nitrate impacts are related to the upgradient Dodge City Cooperative Exchange site, which is enrolled and currently being addressed through the Orphan Sites Program. Additionally, based on the groundwater monitoring data at the BNSF- Dodge City Rail Yard (C1-029-70945) Voluntary Cleanup Program (VCP) site, located approximately one mile to the east of the BTA site, the shallow aquifer in the area seems to be declining and nine monitoring wells within the shallow groundwater aquifer have been dry since the early 2000s. Furthermore, groundwater at the BTA property exists deeper than 41 ft bgs, and it is unlikely that potential groundwater impacts will hinder the redevelopment of the property into a hotel; therefore, the property is cleared for redevelopment.

Former Use: Site was in the path of Small Creek until 1905 and was undeveloped until the 1960s. Current use is for Post-T-Vac Medical. Current property owner is Schwing, LLC.
