Additional Property Attributes

Former Use: The former Auto Max Muffler & Brake repair facility is located at a major intersection within the City and has recently been targeted for redevelopment by multiple local business entities. However, the perception of contamination has hindered the sale and redevelopment of the property. The structure has been vacant since approximately 2011, which has caused the building to continuously deteriorate and lead to its blighted state. The Phase I ESA identified several RECs associated with a historical filling station and automotive repair operations that operated on the property. Several local and national business entities have expressed interested in the property due to its location at a high-traffic intersection and are currently using the Phase I ESA along with its authorized reliance to negotiate purchase agreements that will lead to redevelopment and reuse.
