Additional Property Attributes

Former Use: The subject property consists of three parcels totaling approximately 4.5 acres. The subject property is developed as follows: Parcel 7, identified as 9 South Cedar Avenue, is a vacant lot; Parcel 8, identified as 39 Depot Street and 41 South Cedar Avenue, includes two commercial buildings: 1) constructed in 1930 and including 24,2000 square feet on first floor and 7,986 square feet in the basement level; and 2) constructed in 1950 and including 19,768 square feet on the first floor and basement space combined; and Parcel 10, identified as 38 South Oak Avenue, includes one single story commercial building constructed in 1994 and totaling 7,425 square feet. The property is currently zoned CL - Local Commercial/CBD - Central Business. Historical resources document that Parcel 7 was developed with the Shanks Hotel prior to 1932 until it burned down in the early 1970's. By 1975, the property was cleared and remained vacant land through the present. The first developed use of Parcel 8 occurred in 1930 as Menzies Shoes Manufacturing. A 1941 Sanborn Map indicated the property served as a government warehouse prior to operating as Wilson Sporting Goods, a manufacturer of athletic uniforms and sporting equipment, prior to 1951. File reviews indicated that Wilson Sporting Goods was a listed occupant until the 1990s. From at least 1999, a tool manufacturer is listed at the 39 Depot Street address. Site representatives stated that the property operated as a night club prior to purchase in 2009. Ms. Rebecca Ting purchased the multi-tenant property (Parcel 8) in 2007 and has operated an international grocery store in one tenant space since 2007. Additional current tenants include Cross Fit Mayhem, Cyber Tag, and the recently developed (2014) Smart Play day care. Historic resources document that the Parcel 10 was vacant land and residential homes from prior to 1932 until at least 1975. The stand-along building was constructed prior to 1988.
