Former Use: The former Sioux Center Community Hospital was built in 1957. The hospital wanted to expand from it's small site in downtown Sioux Center, but was landlocked. The hospital built on 40 acres of land on the fringe of town in 2013, and opened the new facility in April of 2014. With the former hospital vacant, as the design of the building and space not conducive for reuse or renovation and the hospital had found no buyers, the City of Sioux Center was concerned about the vacant site's effect on the neighborhood. The City sought to acquire the site, as the hospital would donate the property to the City, and then the city would deconstruct it and make the site shovel-ready for new development planning. The City was concerned about a proper environmental due diligence approach, and concerns over ACM and abatement costs, as the City had previously done an ACM inspection of the structure and abatement estimates were well over $250,000. The DNR's 128(a) program provided cost coverage for a Phase I ESA to qualify for the City for AAI prior to its acquisition. The DNR then provided a 128(a) cost share grant of $24,999 for ACM abatement, in order to facilitate the proper demolition process at the site, planned for February 2015.
