Historical information from previous assessments had noted some PAHs and lead in soils, but no cleanup of these constituents was required, as no risk-based exposures were present (IDNR 5/20/15).

Former Use: The site contains a 6-story hotel, built in 1964. The hotel opened as the Clayton House, was rebranded, and most well-known as a Howard Johnson's, and was last operated under the name Riverside Plaza. The hotel had been vacant since 2009, and the condition of the building and property had severely deteriorated. With the property's location in downtown Davenport, near the river front, this eyesore was impacting interest in redevelopment of not only the property, but the area. As a sizable property, most developers passed on purchasing of the property due to anticipated, substantial costs for asbestos removal and demolition of the 6-story structure. The non-profit, community-based development corporation, known as "Demolition Davenport' seeks to acquire and demolish the site, and prepare it for redevelopment as a mixed-use property for sale or lease. 128(a) funds were used to cover pre-purchase environmental due diligence costs and asbestos inspection fees. Demolition Davenport anticipates acquiring the site in the fall of 2014, conducting asbestos abatement in December 2014, and demolishing the building early in 2015.
