Additional Property Attributes

An historic single-family home had lead-based paint and asbestos containing materials removed and was renovated. The remainder of the property will be redeveloped as affordable housing for the elderly, with an estimated 12 apartments. There were initial concerns that an offsite leaking petroleum storage tank at a former gas station may have impacted the property. Although somewhat unlikely to have impacted the site due to the hill the site is located on, a monitor well was installed to make the determination whether the groundwater was impacted, and if so, whether the indoor air quality was affected. No groundwater was encountered at a depth of 30 feet. No evidence of impact was discovered. No other recognized environmental concerns existed at the site. Former Use: The subject property is currently a residential lot with a one-story house being the only structure on the site. The house is boarded up and has been vacant since 2010 after an electrical fire damaged the south end of the residence. A dirt crawl-space is located beneath the house. The house is believed to have been built around the year 1900. Access to the subject property is provided by East 9th Street. The subject property is located on the south side of East 9th Street where the street dead-ends into the easternmost IH-35 right-of-way. To the west of the subject property is a grassy embankment that slopes steeply down to the IH-35 access road. No other public thoroughfares adjoin the site. A short asphalt driveway connected to East 9th Street was observed on the north side of the property. The remainder of the property is covered in grasses/vegetation. According to the property owner, a second structure (an apartment) was formerly located on the south half of the property. This building was reportedly torn down in 2012.
