Additional Property Attributes

The Property is currently comprised of vacant land; The Property is relatively flat, and slopes gently to the southeast; The Property elevation is approximately 1210 feet above mean sea level (MSL); The Property is currently defined as being outside the 500-year floodplain by FEMA; The Property?s geology consists of Permian-age sedimentary rocks; Soils at the Property are primarily classified as Stephenville fine sandy loam; State regulatory agency records indicate no current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property; and According to historic sources, the Property was previously developed with single-family homes, an auto repair facility, a dry cleaner and a restaurant.

Former Use: The Property is comprised of 23 parcels of land; Electric utilities are known to service the Property; The Property is described as: Lots One (1) through Thirty-Two (32), both inclusive, Block Twenty-four (24), of PARK PLACE ADDITION to Oklahoma City, Oklahoma County, Oklahoma, according to the recorded plat thereof; LESS AND EXCEPT a strip of land beginning at the Northwest corner of Lot 11, Block 24, PARK PLACE ADDITION, thence North 89�56?00? East (East record) a distance of 30.00 feet, thence South 00�02?51? East (South record) and parallel to the East right-of-way line of High School, a distance of 65.00 feet, then South 56�14?57? West (Southwesterly record) a distance of 36.06 feet (40 feet record) to a point of the East rightof-way line of High Street, thence North 00�02?51? West (North record) a distance of 85.00 feet to the Point or Place of Beginning in Oklahoma City, Oklahoma; There are 3 geotechnical borings located within a one-quarter mile radius of the Property; Multiple tank batteries are visible in historical aerial photos within a one-mile radius of the Property, indicating historic oil and gas exploration in the area; and Two active oil wells are located within 750 feet of the Property. Report Database Records The Property was identified in EDR?s Historic Auto Stations and Historic Cleaners databases; One RCRA-CESQG, three LUST, one US Brownfields, one SWRCY, six EDR US Historic Auto Stations, and nine EDR US Historic Cleaners sites are located within the respective ASTM E1527-13 search radii; and One US Brownfields, one EDR US Historic Auto Station, and three EDR US Historic Cleaners are located adjacent to the Property or within one-eighth of a mile.
