Phase I and Phase II activities conducted because owner of site wanted to sell and an interested buyer wanted site for a similar use but planned on expanding the operations.

Former Use: The subject site is developed with two, one-story industrial buildings used for a machine shop and welding business currently operating as Lucas Precision Machine Works, Inc. The northern portion of the site is undeveloped and wooded. The subject site is located in the northeast quadrant of the intersection of Julian R. Allsbrook Highway and Grace Drive, approximately 0.4 miles east of Interstate 95. The site is 2.38 acres with a zoning classification of HB (Highway Business District). Based on interview information and historical documents, the present-day larger structure was originally built in 1946 or 1953 and was enlarged by additions in 1984-1985, 1992 and 1997-1998. An additional metal building was constructed in 1996 and is used infrequently for building carbon fiber and metal cages. The Lucas Precision business has occupied the subject since 1977. Prior to 1977, the subject site was reportedly a tractor sales and repair facility from 1946 to 1977 and a horse stable prior to 1946. Site improvements also include a chain-link fence, gravel parking lot and landscaping west of the buildings. The site is owned by Lucas Precision Machine Works, Inc.
