Additional Property Attributes

Former Use: The subject property is identified as 3216 McMinnville Highway, Sparta, Tennessee, and consists of one parcel containing one acre. The subject property is developed with a one-story manufacturing building totaling 6,960 square feet. The property is not located in a zoned area. Standard and other historical sources were able to document that the first developed use of the subject property occurred in 1965 with the construction of the current manufacturing building. Prior to 1965 the property consisted of vacant land. The building was initially occupied by Smithfield Tool and Die which performed tooling operations. The property was then acquired by Phillips Luminaries/Thomas Industries (date unknown, but after 1978) as part of their traffic signal light manufacturing operation and the property was used to manufacture light ballasts. The main operations occurred on a nearby property located at 3300 McMinnville Highway (not part of the subject property). The property was subsequently used by Phillips Luminaries/Thomas Industries for research and development as well as electronic board soldering and machine storage originating from their property located at 3300 McMinnville Highway. The subject property has been vacant since 2012.
