Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) at 523 S. Market Street in Caldwell, Sumner County, Kansas. The BTA was completed for the City of Caldwell, who owns the property and intends to renovate the on-site structure into a residential home. Based on the Phase I report, no "Recognized Environmental Conditions" (RECs) were identified in connection with the BTA property, and the property is cleared for redevelopment. On September 30 through October 1, Asbestos-containing materials (ACMs) were properly abated from the on-site building. These removed ACMs consisted of 10 square feet of ceiling texture, two foil paper light fixtures, 1,550 square feet of floor tile and associated mastic, and 10 square feet of floor tile on the ground adjacent to the structure. ACMs were removed by a licensed abatement contractor, and the project was completed in November 2015. No further cleanup is necessary and the property was cleared for redevelopment into a residential home.

Former Use: Caldwell Market Street property is located on the northwest corner of the intersection of South (S.) Market Street and West (W.) 6th Avenue in Caldwell, Sumner County, Kansas. The subject property was developed as early as 1912 and contained a residential dwelling until at least 1932. The current structure was built in 1965, according to the Sumner County Appraiser's website. The subject property was reportedly utilized as a Doctor's Clinic from approximately 1970 to 2004, and for storage of medical records from 2005 to 2014. The property was purchased by the City of Caldwell from Caldwell Area Hospital and Health Foundation in January 2015.
