Phase I was conducted to facilitate a property transaction

Former Use: In the late 1880s through the early 1900s, the property was developed as houses and a stable/livery. The stable became a blacksmiths shop in approximately 1904. A theatre was built on the southwest portion of the block around 1922, and the blacksmith shop was converted into a store around 1930. The 1961 Sanborn Map shows two buildings on the block � the current building and a small building to the north labeled as an auto garage. The City Directories indicate that from at least 1965 the Subject Property building has been an auto and tire service center. Originally BF Goodrich in 1965 through 1975, it became B&H Tires and Service from approximately 1978 through 1989, with one listing in 1984 as Midway Tire and Wheel. The Subject Property is listed as Portage Auto & Tire Service from 1994 through 2008. The EDR Radius Report indicates the property was RGS Automotive from 2009 through 2012
