Additional Property Attributes

Former Use: The subject property has been used as either residential property or commercial property (southwest corner only) as far back as 1940. The southwest corner of the property was formerly a restaurant and then a pawn shop. Regulatory research and interviews with Florida Department of Environmental Protection (FDEP) officials indicate that historic uses of properties in the North Pace Boulevard area extending southward to Cervantes Street and the vicinity of the subject site associated with wide ranging contamination with chlorinated volatile organic compounds (VOC). Results of investigations by the Site Investigations Section of the FDEP identified the likely sources of chlorinated VOCs as a former dry cleaner and a window manufacturer located up-gradient of the subject property. Interview remarks by a FDEP representative indicate that the southern extent of the chlorinated VOC contamination (toward Cervantes Street) has not been fully delineated. However, there is documented contamination of a public water supply well on Cervantes Street located just east of the subject property.
