Former Use: The site is a 0.38 acre commercial property with a 3,000-square foot building occupied by a barber shop and former convenience store. Based upon review of historical aerial photographs, topographic maps, city directories, and interviews with property representatives, the subject property has been used as commercial property as far back as 1950 and residential property in the mid-1940s. Regulatory research and interviews with Florida Department of Environmental Protection (FDEP) officials indicate that historic uses of properties in the N. Pace Boulevard area are associated with wide ranging contamination with Volatile Organic Compounds (VOC). A long-term investigation of the N. Pace Boulevard area by the Site Investigations Section of FDEP attempted to identify the source of contamination of a public supply well (West Well located approximately 230 feet north of the subject property at the intersection of �I� Street and Cervantes Street) operated by the Emerald Coast Utility Authority. Contamination with VOCs, specifically perchloroethylene (PCE) and trichloroethylene (TCE) was identified in an area from Blount Street to the north and extending as far south as Cervantes Street to the south (U.S. Highway 90). The investigation concluded that the probable source of the PCE/TCE contamination was the former Professional One Hour Cleaners (Professional Cleaners) at 1595 N. Pace Boulevard, with some possible contribution from the former location of Lee�s Window and Screen, just south of the Professional Cleaners property. According to interview remarks by a representative of FDEP and a consultant with extensive experience in the area, the historic use of the former Lee�s Window and Screen as a dry cleaner is most likely associated with the wide-ranging VOC contamination in the area.
