Additional Property Attributes

The site is zoned Heavy Industrial & Manufacturing District. The southeast portion of the site was used for disposal of lime mud brought from the sugar beet processing plant in Scottsbluff. The lime pile is still present and will need to be removed as per NDEQ. Coal ash was historically used as beneficial fill and is present mainly in the northern part of the site. Thickness of coal ash in soil cores extended up to 11 feet below ground surface. Capping or removal may be required. Identified contaminants, with the exception of arsenic (naturally occurring in NE soils) were below applicable state standards. Arsenic was found above residential standards in soils and groundwater but below industrial standards and should not warrant further concern relative to Brownfield industrial or commercial redevelopment. ACMS are present in the main factory building and should be addressed prior to demolition or reuse of the building.

Former Use: The Great Western Sugar Company (sugar beet processing facility) was developed at the property in 1916 and operated until the late 1980s. The site has been improved with one main factory building (3 stories), a single story tare lab, a single story warehouse building, a two story office building, and several utility building and several utility buildings that cumulatively total over 90,000 square-feet. The tare lab is currently used by Western Sugar, as is some office space in the main processing building. The main factory building is vacant and much of the site is vacant land. A lime pile is present in the southeast portion of the site. Previous site owners include: The Great Western Sugar Co., The Gering Sugar Co., The Scottsbluff Sugar Co. and various private individuals. The site is zoned MH, Heavy Industrial and Manufacturing.
