Additional Property Attributes

The Property is referred to as Hunter Leasing � Hewitt Avenue, and consists of two parcels of land located at the southwest corner of the intersections of Hewitt Avenue and Bond Street in Everett, Washington. The Property is located in the southwest portion of downtown Everett, approximately 0.2 mile east of the Puget Sound at Port Gardner Bay, 1.2 mile west of Interstate Highway 5, and 1.4 miles west of the Snohomish River. The Property is identified as tax lots 1, 2, 3, 4, 5, 6, and 7, Block 677 of the Platt of Everett, Division C on Snohomish County quarter-section map SW 19-29-5 (Appendix A); and further identified as Snohomish County Parcel Numbers 00437167700100 and 00437167700400. The 0.44-acre Property is vacant, undeveloped land. The Property is zoned B-3, Central Business District development. The surrounding area is a mix of commercial and residential properties.

Former Use: The property is a former, historical gas station that ceased operations in the 1980s and has been vacant, undeveloped land since circa 1990. Former USTs associated with the gas station operations were removed in the late 1980s and petroleum related impacts were discovered. Cleanup was conducted by means of excavation and removal of some impacted soil from the property and ex-situ bioremediation of the remaining impacted soil on-site. Ecology granted a NFA in 2012.
