Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) on .35 acres of property located at 111 South 4th Street in Hiawatha, Brown County, Kansas. The BTA was performed for the Hiawatha Hospital, Not-for-Profit Organization, who currently owns the property and intends to demolish and build a new hospital bed wing. Based on the Phase I report "Recognized Environmental Conditions" (RECs) were identified as potential petroleum products due to the listing of the northwest-adjoining property in the Leaking Underground Storage Tank (LUST) Database known as the Hiawatha City Garage (U4-007-00607). According to the Buried Tank Leak Assessment (BTLA) at this adjoining property, a 560 gallon used oil Underground Storage Tank (UST), a 1,000 gallon gasoline UST, and a 2,000 gallon gasoline UST were removed from the property in July 1990. It was also noted in the BTLA that contaminated soil was removed from the gasoline UST excavation area. Following tank and soil removal, the site was given a �closed� status. Because this site has already been investigated and given a �closed� status through the KDHE Storage Tanks Section, no further assessment is necessary through the Brownfields Program. The property is cleared for redevelopment. Due to the future plans for demolition of the approximate 2,700 square foot (SF) on-site building, a National Emission Standards for Hazardous Air Pollutants (NESHAP) Asbestos Survey was also completed as an additional scope outside of the ASTM 1527-13 Phase I Assessment. Asbestos-containing material (ACM) was identified in the building as approximately 225 linear feet (LF) of paper tape on basement ductwork, 25 SF of floor tile and associated mastic, 180 LF of window glaze, and 65 LF of foundation caulk. Abatement of these ACM will likely be required prior to renovation and/or demolition activities. The applicant will be advised to work with the KDHE Asbestos Control Section to comply with all Federal and State regulations with respect to the asbestos.

Former Use: The site consists of approximately .35 acres. The site is currently owned by Hiawatha Community Hospital. Previous site ownership includes various private individuals and banks. Based on review of historical information, site development is apparent on a 1901 Sanborn map. According to the director of the hospital, the site residential structure was constructed in 1956.
