This property is part of the eleven-property Riverfront Triangle complex bounded by Orange Street, West Broadway Street, and the Clark Fork River. Riverfront Triangle Partners, Clark Fork Riverfront Properties, and the City of Missoula ? with a huge boost from an EPA Brownfields Assessment Grant and from an EPA Brownfields Revolving Loan Fund Grant ? have assessed ten of the properties; cleaned up the five that required remediation; and signed development agreements that will result in a $100 million redevelopment including a state-of-the-art music venue, other commercial ventures, and housing. The North building was constructed in 1941; added to in 1964; and remodeled in 1976, when an underground connector to St. Pat's parking garage was added. The 2016 found no evidence of petroleum from next door Schwink's; however, hazardous building materials were used in the building's construction. Former Use: The original building at 501 W Broadway St., referred to as the ?North? building, was constructed in 1941. An annex was constructed on the west end of the building in 1964; the building was remodeled and an underground concourse attaching the North building to St. Patrick Hospital parking garage was completed in 1976. In 1984, a brick fa�e was added to the exterior of the North building. In latter years the building was owned by Providence/St. Pat's and used for medical offices; the property was acquired by Riverfront Triangle Partners acquired the property in early 2017.
