Additional Property Attributes

Subsurface sampling was recommended to determine whether the property's history as a blacksmith shop, irrigation flume factory, and paint store and manufacturer has impacted the soil and/or groundwater at the site. Soil sampling results detected one SVOC, Dibenz(a,h)anthracene, slightly above the VCP Remediation Goal (RG) for residential soil. Due to the presence of this compound above residential RG, it is recommended that either (1) the property remain as commercial/industrial use, or (2) if the property is converted to residential land use, the soil should be removed or capped. All asbestos was properly removed and disposed of in July 2019. The building is ready for demolition or redevelopment. Former Use: Before development of the current building on the subject property, a blacksmith shop operated on the site. The present building was constructed in 1918 and has historically served as an irrigation flume factory, paint store and manufacturer, restaurant, hotel, and hardware store. It was recently used for storage of materials related to business activities of the past and is in extremely poor condition. In October 2019, a local business owner decided to invest in the property and purchase it from the City of Kimball in order to see something positive done with the site. Approximately $550,000 of private and funding, including a fa�e grant from the City, is being used to give the building a makeover and turn it into a brand new fitness center. The fitness center is slated to open in 2020.
