Additional Property Attributes

The subject property is listed in the Underground Storage Tank (UST) and historic UST databases. A 3,000 gallon gasoline UST, a 500 gallon gasoline UST, and a 300 gallon waste oil UST have been permanently out of use since July 1998. A Phase I Environmental Site Assessment determined that petroleum/petroleum products represent a Recognized Environmental Condition (REC) for the property. The current structure on the property was constructed in 1966. An Asbestos Containing Materials (ACM) survey revealed the presence of asbestos in the building materials. Due to the building age, a lead based paint survey should also be conducted if the building is to be renovated. The ACM should be removed before any renovation or demolition work occurs. A closure assessment was authorized in September 2015 by the Village of Arlington for the purpose of determining current petroleum contamination and to remove and analyze the three USTs, pumping equipment, and dispensers. A fourth UST was unable to be removed due to its location under the northern area of the building but will be removed if the building is razed. Analysis of soil samples revealed detectable concentrations of benzene. The property is currently undergoing a Tier I investigation to determine source areas, source area contaminant levels, and potential contamianant receptors such as groundwater.

Former Use: Past uses of the subject property include the Arlington Hotel, a jewelry store, wagon shop, and a filling station. Historic records and images reveal gasoline tanks on the property as early as 1924.The site was a fuel station until approximately 1998. The subject property is listed in the Underground Storage Tank (UST) and historic UST databases. A 3,000 gallon gasoline UST, a 500 gallon gasoline UST, and a 300 gallon waste oil UST have been permanently out of use since July 1998. The two smaller tanks were installed in 1975 and the larger one was installed in 1979.The property is also downgradient and within close proximity to the Mark and Patricia Corbin facility that is also listed in the UST and historic UST databases. The property was owned by Standard Oil company in 1938 and then by Arlington Oil Company from 1942 to 1955. The property was privately owned between 1958-1989, when Robert and Yvonne French purchased the property.The Village of Arlington is considering purchasing the property to promote community development and build a new municipal hall.
