Additional Property Attributes

Based on the identified RECs associated with the property, it is recommended that a Phase II ESA be conducted. Soil and groundwater samples should be collected and analyzed for VOCs, SVOCs, and gasoline-range and diesel-range petroleum hydro-carbons. A Tier 2 Screening is also recommended if the property becomes developed and no vapor encroachment controls are planned. Although the site lies within the Omaha Lead Superfund site, lead was ruled out as a REC because the property was excavated and restored in 2011 and was de-listed from the Omaha Lead Superfund Site in 2012.

Former Use: The property is currently a vacant lot with no structures. Past use is unknown; however, it may have been a gas station at some point based on the presence of a concrete slab and pole. The chain-of-title reveals the property was owned by a variety of private owners until 1971. In 1971, the Calvin Memorial Presbyterian Church took ownership followed by the King of Glory Evangelistic Center in 1996. From 2007-2009, the property once again had private ownership. Seventy-Five North purchased the property in 2012 from Alliance Building Community Inc.
