Additional Property Attributes

The subject property lies within the boundaries of the Omaha Lead site that is on the National Priority List; however, soil samples collected revealed that lead levels in soil at the site are below the NDEQ Voluntary Cleanup Program (VCP) Remediation Goal (RG) for residential land use. Tetrachloroethene (PCE) was detected in a groundwater sample at a concentration above the NDEQ VCP RG for the direct contact to groundwater exposure pathway and above the groundwater vapor intrusion (VI) pathway for sandy soil. A duplicate sample had concentrations above the groundwater VI pathway for both sandy and silty soil. Trichloroethene (TCE) and cis 1,2-dichloroethene were detected in groundwater samples, but concentrations were below the NDEQ VCP RG; however, TCE was detected in a duplicate sample at a concentration that was above the direct contact to groundwater exposure pathway and the groundwater VI RG for sandy soil. Due to the presence of VOCs (PCE and TCE) in the groundwater, a vapor intrusion assessment was conducted at adjacent buildings. Ambient air samples detected VOC concentrations above NDEQ VCP Risk Based Concentrations (RBC) for ambient air. Sub-slab samples did not detect VOCs. It is believed that the ambient air concentrations are due to other contributing factors and are not a direct result of groundwater concentrations at the site. Site reconnaissance suggests the indoor air VOC concentrations may be due to household clutter and waste. This conclusion is supported by results of the sub-slab sampling, groundwater, and outdoor ambient air samples. Naphthalene and toluene were detected in a groundwater sample conducted for the VI assessment. The naphthalene concentration exceeded the NDEQ VCP RG for the direct contact exposure to groundwater pathway but did not exceed the NDEQ VCP groundwater VI exposure pathway RG for residential sandy soil. Direct contact with the groundwater in this area is unlikely due to its depth and local water is provided through a municipal water supply. It does not appear that the groundwater constituents are compromising the air quality at the site; therefore, no further vapor intrusion investigations are necessary. Total Extractable Hydrocarbons - Diesel Range Organics were found in all groundwater samples but were below the NDEQs Petroleum Risk-Based Screening Levels.

Former Use: The vacant property is in a mixed commercial and residential area. It was the location of the former Althouse School of Beauty.
