Additional Property Attributes

The Ponca Tribe Pesticide Site - an active Superfund site - lies up-gradient and northwest of the property. Soil samples collected in the past from that site reveal elevated levels of Dieldrin and Endrin ketone. Due to its close proximity to the subject property, this is an environmental concern. The discovery of landfill buried waste across the site confirmed the likely-hood that this site is historically connected to the Riverview Meadows landfill. Methane gas in excess of the LEL and/or above the UEL was detected in the soil at the property.The gas appears to be contained to disturbed soil and fill areas within the site and north adjacent to the Riverview Meadows Property. Nearby residences and Bancroft Elementary School were tested for Methane gas as a result of the discovery . Methane gas does not appear to be infiltrating into the properties, however, the presence at property boundaries may pose an ongoing risk to residences. Samples at Bancroft Elementary detected low methane levels with one sample between the LEL and UEL. The school has a venting system in place to keep landfill gas vented away from the interior of the building. Arsenic was detected in levels that exceeded the Voluntary Cleanup Program Remediation Goal (VCPRG) for residential soil but not for industrial soil or migration to groundwater. SVOCs, PCBs, and metals were detected in the soil. None of the SVOCs or PCBs exceeded the VCPRGs. Groundwater samples confirmed the presence of PCE, bis(2-ethylhexyl)phthalate, and Aldrin that exceeded VCPRG. It is likely that the historical use of the site as an unregulated landfill has impacted the groundwater.

Former Use: The property is open land and has an unknown history although it may have been connected to the unregulated Riverview Meadows Landfill adjacent to the north.The property was owned by H & M Inc. from 1974-1980, the same owner and period of ownership for the Riverview Meadows Landfill. Landfilling activities occurred sometime prior to 1963 and up to 1980. Records indicate the landfill was also used by Stauffer Chemical for waste disposal in the 1960s and 1970s, prior to ownership by H & M Inc.
