Current redevelopment plans call for the current building to be demolished and a new car wash to be constructed.

Former Use: Beginning in the 1960s, the subject property has been for auto sales and auto service, auto body repair, and has hosted an HVAC shop and warehouse. The predominant use was as a new and used car parking lot. No chemicals are currently used at the subject property. Based on the historical property use, chemicals expected to be used in connection with auto body and auto repair operations could have included new and used motor vehicle oils, coolants, paints, thinners and degreasers. Limited Subsurface Investigation conducted Feb 2016 concluded that it is unlikely that historical releases related to the auto body service and auto repair have occurred at the Site. The groundwater analytical results generally indicate there may be regional impacts related to the release of PCE to the north and northwest of the Site and a petroleum hydrocarbon plume related to the historical UST facility to the east of the Site, but neither have resulted in impacts to groundwater that exceed the CDPHE Regulation 41, and therefore there are no chemicals of concern identified.
