The City of Grinnell and the Grinnell-Newburg School District approached the DNR in late 2011 about the environmental status of the site, and its feasibility for reuse for either residential, commercial, industrial, or even institutional use for a public school. While all environmental data had supported reuse without conditions, the City and school asked for DNR's help in proceeding with a preacquisition environmental due diligence process. DNR 128(a)-funded Phase I, II, and asbestos inspections all supported unconditional options for reuse, with no contaminants found at any level of exposure risk or concern. The school district acquired the site through eminent domain in 2013, and proceeded with demolition of the building in 2014 and reseeding of the site. The school district can now use the site in conjunction with further district needs for expansion of facilities as may be needed through long range planning and budgeting for the district. The partnerships, action, and investment by the community has resulted in turning an abandoned, industrial eyesore into a site with many options for uninhibited reuse.

Former Use: A factory was built on site in 1962, operating until 1986 as a manufacturer of outdoor playground equipment and stadium seating. In 1990 the Iowa DNR was notified that illegal disposal of hazardous wastes related to solvents, paints, and epoxy resins occurred at the site between 1976-1984. The site owner removed 119 drums of wastes and 360 cubic yards of contaminated soils in 1991. Subsequent groundwater monitoring occurred between 1994-2003, and in July of 2003 the Iowa DNR classified the site as no further action, as no soil or groundwater contamination was present above any regulatory standards. Business activities ceased at the site by 1991, and the building deteriorated rapidly, creating a trespass hazard, eyesore, and general detriment to the character of the surrounding neighborhood. Subsequent liens on the property for failure to pay mortgages, taxes, and other court actions, along with brownfield stigma from the past environmental cleanup, had dissuaded all interest in the property by buyers.
