Additional Property Attributes

A prospective purchaser/developer intends to redevelopment the subject property located south side of the 2200 block of E. Michigan Avenue. The project includes demolition of both existing structures totaling 7,270 square feet and new construction of a 42,000 square foot, 4-story building. This is a Mixed-Use development including 8,500 square feet of commercial space on the first floor and 30-40 residential units on floors two through four. The project will include underground parking. Total private investment is currently estimated at $7,000,000 not including acquisition costs.

Former Use: A residential structure existed on the easternmost lot of Parcel B (2224 E. Michigan Avenue) from approximately 1913 to 1924. In 1925, the current building on Parcel B was constructed and operated as an automotive filling station with three underground storage tanks (USTs) until approximately 1953. The current Parcel A (2216 and 2220 E. Michigan Avenue) buildings were constructed circa 1930, and both parcels were used for various automotive services, including sales and repair. Parcel B briefly operated as a drycleaners in 1940. By 1985, automotive services ceased on the Property. From approximately 1980 until 2013, the Property was used for commercial office and retail space. The building at 2216 E. Michigan Avenue is a single-story, 4,180 square foot building with a basement and detached garage. The structure was originally constructed in 1969. The building is currently vacant and was most recently used as a pharmacy, health care supply store and a call center. North Shore Enterprises, LLC is the current owner of the parcel. According to attached assessment records, they acquired the property from JA RAR Enterprises, LLC in 1996. The building at 2224 E. Michigan Avenue is a single-story, 3,090 square foot building originally constructed in 1925. The building is currently vacant and was most recently used as a ballet studio and dance supply store. AB Group, LLC is the current owner of the parcel. According to attached assessment records, they acquired the property from Janie Marks in January 2015.
