Additional Property Attributes

The fact that a petroleum release was documented at the former gasoline station and a east-adjacent site which operated as a gasoline station and auto repair shop was documented with groundwater contaminated with petroleum and chlorinated solvents constitutes in classifying the subject property as a Recognized Environmental Condition (REC). Also some CERCLA sites were identified very close to the subject property, but the fact that these sites are topo downgradient located relative to the subject property, their impact to the subject property appears to be minimal.

Former Use: The subject property occupies a 0.17 acre of land located on the northeast corner of the intersection of Benning Road, N.E., and 17 Street, N.E. in Washington DC. The property is located within ZIP Code area 20002 and is currently unoccupied and consist of an unimproved lot but was formerly improved with a gasoline station. Vehicular and pedestrian access to the subject property is restricted by locked chain-link fencing that surrounds the site and is mostly covered by grassy vegetation with taller weeds and trees around the perimeter. Utilities available in the subject property vicinity include electric, natural gas, telephone and public water and sewer; no utilities appear to be currently connected on the site. The subject property is located in a residential and commercial area in Northeast Washington, D.C., and is bordered to the north by an undeveloped lot, and to the south (across Benning Road, N.E.) by an apartment building, to the east by a used car dealership and residential row houses and to the west (across 17 Street, N.E.) by a shopping center with a Safeway supermarket. The aerial photographs as well as Historical Topo Maps, City Directories/Historical Fire Insurance Maps and Real Estate Atlases showed that the property have had different usage ranging from being labeled as Grace Cemetery Company in 1903 and is now labeled Clarence P King to Used Auto Sales, gasoline stations and commercial centers. According to the District of Columbia Real Property Services, the Subject Property is owned by 777 17th Street, LLC, addressed P.O. Box 96503, Washington , DC 20090-6503. previous owners were not identified.
