Additional Property Attributes

The past use of the subject property not only as a gas station but as auto repair and painting shop and a documented previous LUST facility is subject to consider this subject site a REC. It is worth to make mention of the fact that due to the age of the site structure, Asbestos Containing Material (ACMs) may have been used in the construction and could be a REC.

Former Use: This property is located northwest of the intersection of Kansas Avenue, N.W. and Taylor Street, N.W., in the Petworth neighborhood in northwest Washington D.C. within commercial and residential area. It is bordered to the south by residential row houses, to the north by a commercial building occupied by a development company and the Spanish Educational Develoment Center.The subject property occupies approximately 5,080 sq feet of land and is improved with a single story former gas station now used for auto painting and auto body repair by the current tenant, Guarani Auto Body Shop. The site structure was constructed after 1970 but was previously improved with a smaller structure and operated as a gas station since around 1930. The site structure which has a slab-on-grade foundation, concrete block walls sheathed with brick and a flat roof occupies the western portion while the central and eastern portions are paved with concrete and asphalt and are used for parking. A smaller area on the southeast corner is planted with lawn grasses and vegetable gardens. Historical documentation reveals that the subject property had been used as a gas station, auto repair and paint shops and the Hahn Shoe Warehouse, while past ownership was identified as Ferdinand A. Heitmuller
