Additional Property Attributes

Former Use: The subject property consists of a 0.5-acre of land developed with one commercial structure that is currently occupied by New York Billiards & Games (2515 West Cervantes Street) and New York Nails & Spa (2517 West Cervantes Street). The structure encompasses approximately 6,848 square feet. The reminder of the property consists of a grassy area, concrete sidewalks, and asphalt/gravel/concrete parking/drive areas. Based on information provided by the Escambia County Property Appraiser�s website, the eastern portion of the current structure was built in 1923 and the western portion was built in 1938. Based on the review of historical city directories, the west portion of the subject property was occupied by a residence in 1921, the current structure on the subject property has been occupied by various commercial businesses, retail stores, and restaurants since at least 1927, and the easternmost tenant space of the current structure was occupied by Workman�s Cleaners in 1944. Based on the review of historical aerial photographs, fire insurance maps, and city directories, the east portion of the subject property was developed with two structures from at least 1940 to at least 1965 and 1973 that were occupied by various commercial businesses, retail stores, and restaurants.
