JLS Properties, LLC acquire the Property in 2017. Renovation of the existing building structure is underway for use as a dental practice. Improvements to the property include remodeling interior of building, improvements to exterior finishes and landscaping improvements.

Former Use: The Property was likely first developed for agricultural use as early as 1938. Agricultural use of the Property continued until the construction of the current building in 1978. Between 1978 and 2000, the Property operated as a bank, including as Michigan National Bank and Standard Federal Bank. Circa 2003, the Property was renovated and an addition was constructed at the east end of the building. Since 2000, the Property has operated as Bank of America and professional office use. The property is currently vacant. , leaking underground storage tanks (LUSTs) and Baseline Environmental Assessment (BEA) sites exist adjoining to and in proximity to the Property including 2004 Aurelius Road (LUST/BEA site adjoining to the west), 2040 Aurelius (BEA site adjoining to the north), and 4495 Holt Road (LUST/BEA site adjacent to the southwest). The adjoining property to the west, 2004 Aurelius Road, is currently owned and operated by Delhi Township DDA as a park. The DDA conducted a Phase I ESA and BEA in June of 2000 prior to acquisition of the property and development of the park. Amoco Oil Co. is listed under the LUST (Facility ID 000-4940) status for the site. Inclusive to the aforementioned BEA, SME relied on existing groundwater data from March of 1999. The observation well was located on the western edge within the subject property. Analytical data collected from a groundwater sample collected in 1999 exhibited benzene and methyl tertiary butyl ether (MTBE) at concentrations property exceeding the Part 201 Residential Generic Cleanup Criteria (GCC). Therefore, the property meets the definition of a �facility� in accordance with Part 201 of the Natural Resources and Environmental Protection Act (NREPA), PA 451 of 1991, as amended. According to the BEA, the adjoining LUST site to the west was the suspected source of contaminated groundwater on the property.
