This is an existing tire retail establishment which has been located on the site for several years.The Phase II study is a preparation of purchase of the property during due diligence period.The former owners, Ned & Marla M sold the property in 2016 to Mispocha Inc., the tire establishment on the site along with 2618 Chamberlayne Ave.

Former Use: Past owners were Coleman, Ned & Marla. There is a vacant commercial shell on the property. Mishocha Inc. purchased the property in 2016.Phase I and II were carried out during due diligence.1900 to 1950''s residential use; 1957-1963 two-bay service station (Pure Oil Comp.); 1964-2009 Pride Cleaners; fire damage five years ago. Currently used by Emerald Tire Service (both 2616 and 2618). Structure contains 2-bay auto service portion and masonry office structure; surface is paved.
