Additional Property Attributes

Contained a movie theater, drugstore, gasoline service station, drycleaner, three auto repair shops, offices, restaurants, and various retail stores. The former gasoline service station contained six gasoline underground storage tanks (USTs) and �grease pits�. There is no documentation pertaining to the removal or abandonment of the former gasoline service station�s USTs, oil water separator (OWS), or assumed hydraulic lifts. Currently the site contains vacant apartment buildings and a vacant office building. Redevelopment plans include removal of the existing buildings and construction of five new buildings that include mixed-use retail, a dormitory for the Maryland Institute College of Art (MICA), and an innovation center. Development is in preliminary stages of development, architectural design and financing. Projected start date 2018.

Former Use: According to a previous Phase I ESA conducted by GTA in February 2016, the subject property historically contained a movie theater, drugstore, gasoline service station, drycleaner, three auto repair shops, offices, restaurants, and various retail stores. The subject property was cleared by 1971 and redeveloped into the current complex between 1972 and 1973. According to historical maps, the former gasoline service station contained six gasoline underground storage tanks (USTs) and �grease pits�. Documentation pertaining to the removal or abandonment of the former gasoline service station�s USTs, oil water separator (OWS), or assumed hydraulic lifts was not available at the time of the ESA. The location of the gasoline service station is currently a parking lot, and the former drycleaner is currently a grassy area adjacent to an apartment building. Two of the former auto repair shops are currently in or adjacent to a playground while the third one is currently within a building foot print.
