Asbestos survey recommended due to age of building (constructed 1920); results indicated presence of non-friable asbestos-containing materials which should be addressed prior to any demolition or renovation.
Groundwater and soil sampling conducted inside the building and in the parking lot for dry cleaning and petroleum materials. VOCs and petroleum constituents detected above lab detection limits but below VRP residential and commercial screening limits. Subslab vapor samples showed no constituents detected above VRP residential or commercial screening limits.
A vent pipe (potential undocumented UST) was found on west side of building; ground penetrating radar survey detected two anomalies in this area possibly indicating presence of UST. Concrete vault inside building possibly used as an oil/water separator (REC).

Additional Property Attributes

A total of 0,49 acres developed with a 7,320 square 1-story building located in an urban environment. In August of 2015, the building was used for storage by the City of Richmond Parks & Recreation Department. There is asphalt-paved parking on the site.

Former Use: Two rectangular parcels with a 7,320 Sf structure built in 1925; site was originally developed with multiple dwellings from at least 1895 through 1925. There was also a blacksmith in 1925. 1950-52, the site shows a blacksmith and an automotive repair shop along with a few dwellings. In 1984 -89 the Nolde garage and filling station is in place. A gas station occupied the site for approx. 50 years. The City of Richmond sold the property to Patrick Henry Square LLC on 8/14/2015.
