Additional Property Attributes

The Malta Opportunities building is a 15,000 square foot facility in Malta, MT. Malta Opportunities, Inc. (MOI) purchased the property in 1978 and has utilized the property as a day activity center for people with disabilities. MOI serves as a vital employment center and offers services such as commercial laundry and recycling. In addition, it provides affordable housing and personal assistance for people with disabilities through its group home. With an expanding need for services, Malta Opportunities is looking to renovate and redevelop the site or sell the property to move to a larger location. Before they can redevelop or sell, they need to address the possible presence of petroleum products through an environmental assessment. MOI is looking to expand their services and currently has an unutilized garage area attached to their existing building. One option for the expansion/renovation is to use this garage area. However, there were several sumps that needed to be investigated for petroleum contamination that were used when the space was a garage. The petroleum Phase II assessment that was conducted in the spring/summer 2017 identified drain routes for sumps, sump sludge was removed and disposed of, and no contaminants were observed in boreholes advanced adjacent to sumps and drains.

Former Use: The Malta Opportunities property was originally constructed in 1950 and has had several uses in its short history. The building was a cafa pool hall, a laundromat, a car dealership, an auto garage, and for the past 37 years has served as the Malta Opportunities Inc. facility. A BMI assessment was completed in 2018, and several materials were found to contain hazardous substances, including asbestos in the floor tile, possible PCB materials within the light ballasts, and lead paint on two exterior garage doors. MOI will be utilizing a brownfields RLF subgrant to conduct abatement before starting renovations to the property.
