Additional Property Attributes

The subject property is an irregular-shaped, approximate 5.92 acre parcel (TMS #0142001500100) owned by Burt Mosier, LLC. The subject property is located on the west side of Smythe Street between McBeth and Ravenel Streets. The site coordinates are 34.8674 north latitude, 82.4264 west longitude.The subject property is in an area of residential, inter-mixed commercial, and light industrial uses in the northwest quadrant of the City of Greenville.The property is currently unoccupied.

Former Use: The subject property is a parking lot formerly used for employee parking at the Monaghan textile mill on the opposite side of Smythe Street. A church northeast of the subject property is presumed to use the parking lot during their services. An adult day care center west of the subject property uses that end of the property for employee and service van parking.The subject property is an open parking lot across Smythe Street from its related Monaghan Plant former textile plant. Approximately two-thirds of the subject property is paved with deteriorating asphalt. The unpaved portions are primarily along the small stream on the south side and the property fringe on the north. There are two access driveways from Smythe Street on the east and one access driveway from Ravenel Street on the south. The driveway from Ravenel Street is via a narrow bridge over the small stream. A pile of gravel and broken concrete has been placed on the bridge to prevent vehicle access via that route. A pedestrian footbridge also crosses the stream approximately 100 feet upstream of the blocked driveway.
