Additional Property Attributes

The subject property is an irregular-shaped, approximate 1.04 acre parcel (TMS #0168000300700) owned by Mr. Jerome Silverman. The subject property is located on the northeast corner of the intersection of Newland Avenue and Furman Road and is accessible from Newland. The site coordinates are 34.887767 north latitude, 82.407512 west longitude.The subject property is in an area of residential, inter-mixed commercial, and light industrial uses one block off of the Poinsett Highway. The Poinsett Highway is a multi-lane road with commercial development and high traffic volumes on the north side of the City of Greenville.

Former Use: The subject property has a metal-sided, one-story, steel- building of approximately 5900 square feet located on the northern two-thirds of the property. A truck loading dock extends along approximately two thirds of the building�s length facing Newland Avenue (west side). The subject property is paved between the building and Newland Avenue. The pavement is divided into two sections by a retaining wall set perpendicular to the loading dock. The pavement is essentially level between Newland and the loading dock on the north side of the retaining wall south of the wall, the pavement slopes up slightly to the building so there are no steps into that section of the building. Pavement continues along the south side of the building as an additional parking area. The north side of the subject property and the area to the south of the parking area are open fields that slopes gradually towards Newland avenue. There is an approximate 20 foot strip of the subject property along the back of the building (east side) covered with thick scrub vegetation.
