This former industrial warehouse is currently vacant and underutilized. In 2007, the City rezoned the property from heavy industrial to mixed residential commercial for a proposed multi-story, multi-family development. The development never happened. However, in an effort to support a renewed interest in redeveloping the site, the City's Brownfield Program conducted a Phase I and Limited Phase II Environmental Site Assessments (ESA) in 2016. The ESAs covered surveying asbestos building materials and testing both soil and groundwater contamination concerns within the 3 industrial buildings and parking lot. Around the same time as the City's ESAs were wrapping up, a $23 million, 162-unit affordable housing development for seniors was breaking ground next door. This project has an estimated $35 million economic impacted and opened in the fall of 2018. Like the Arden brownfield property, the Gateway Capitol View Senior Living Complex was rezoned from heavy industrial to mixed use in the mid-2000s. With convenient access to MARTA and proximity to other growth areas in the Capitol View and Sylvan Hills neighborhoods, the Arden brownfield property is posed for redevelopment. The $600,000 purchase price of the property in early 2017 may be an indication that redevelopment is not too far away. It was identified as a brownfield in the 2010 City of Atlanta-U.S. EPA Brownfield Area Wide Planning study.
