Additional Property Attributes

Former Use: The Property is situated on approximately 0.28 acres along Live Oak Street, containing one approximately 32,596-square-foot, three-story building constructed of concrete block walls and wood floors, flat roof constructed of wooden trusses. The Property was partially occupied by Hi-Tyme Hometown Brand Center, an appliance store on the easternmost, first-story of the building. The remainder of the Property building was vacant retail and office space. The interior of the building is in disarray with partially constructed walls, exposed wiring, and missing flooring. Hi-Tyme was one large retail space with drywall and ceiling tiles. One small bathroom was observed in the northwest corner of the space. The second story consisted mainly of office spaces. Water damage was observed throughout this space, with fallen ceiling material and staining on the floor. The third floor consisted of one large room. The walls were stripped to the and exposed wiring was observed. Heating, ventilation, and air conditioning units were located above the ceilings and supplied heating and cooling to the building. Based on historical documents, a single-story building was constructed in 1915 and used for mixed retail and office purposes. In about 1917, the building was redeveloped and a two-story structure was constructed across the majority of the Property parcel, and was also apparently used for retail purposes. Historic retail uses consisted of a lumber yard; hardware, furniture, sash and door, grocery, drug, and department stores; and post office. Historical records reviewed for this report identified the presence of an elevator in the southwest area of the Property building. Allwyn did not observe the elevator during our site reconnaissance. The subsurface reservoirs in elevators can leak and impact the subsurface. Polychlorinated biphenyls (PCBs). The presence of an elevator on the Property is considered a REC for the Property.
