Additional Property Attributes

The Property was situated along the south side of Live Oak Street and contained one approximately 3,750-square-foot building. IDA also observed an empty, outdoor storage shed and yard adjacent to the southeast border of the Property building. This shed was locked and it also could not be accessed from inside the Property building. However, a large opening was present on the side of the shed, allowing IDA limited observation of the interior of this shed. IDA did not observe drums, bags, or other possible containers inside this shed. IDA, however, could not completely view the interior of this shed. The interior of the building appeared to be a former automotive garage with an office area located in the northern portion of the structure. At the time of the site reconnaissance, the building appeared to be used primarily for the storage of miscellaneous building materials, furniture, and vehicles. A metal roll-up door was observed on the northeast wall of the building.

Former Use: The Property was likely developed in the 1870s when the mineral region that encompasses Miami, Claypool, and Globe was removed from the San Carlos Apache Reservation and designated as public land named the Globe Mining District. Based on Allwyn�s review of historical documents, the 3,750-square-foot building on the Property was built in 1915. The earliest commercial use was likely an automotive repair facility from 1915 to at least the late 1950s. In 1960, a home and marine supply store was identified at the Property. No other tenants were identified for the Property building after 1960. The Property building footprint appeared unchanged since it was constructed in 1915. Currently, there is not an active tenant and the building is used for storage only. The historical operation of an automotive repair facility from 1915 to at least the late 1950s is considered a REC for the Property. It is the environmental professional�s experience with these types of businesses they typically use significant quantities of petroleum products and hazardous substances, and leaks or spills commonly occur, which could result in an environmental impact on the Property.
