Additional Property Attributes

The Property was situated on west side of North Miami Avenue and contained one 1,100-square-foot commercial building and one 750-square-foot single-family residence with a small front yard. The two buildings were connected by an enclosed breezeway. Both buildings appeared to be constructed with wood exterior walls covered with stucco and textured and painted drywall or plaster interior walls. Ceilings also appeared to be textured and painted drywall or plaster. The buildings had concrete floors, some of which were covered by wood, carpeting, or sheet vinyl. The former store had a flat roof with wood decking and wood trusses while the house had a pitched roof covered with asphalt shingles. Neither Property building had an active tenant. The former store was being used to store miscellaneous items including furniture and paper records. The residence was furnished but not occupied. The interior of the commercial building consisted of a store front, two storage areas, and a bathroom. The interior of the single-family residence consisted of three bedrooms, a living room, bathroom, and kitchen. IDA observed some staining on the ceilings indicated some water leaks from the roofs of the Property buildings.

Former Use: The Property vicinity was likely developed in the 1870s when the mineral region that encompasses Globe and Miami was removed from the San Carlos Apache Reservation and designated as public land named the Globe Mining District. Based on Allwyn�s review of Sanborn maps, the Property was developed with four buildings prior to September 1915, and the buildings on the Property were destroyed by fire prior to December 1917. The Sanborn maps indicate that a single-family residence was constructed on the site between 1917 and 1922, and a grocery store was constructed between 1922 and 1948. The 1926 city directory lists a retail grocer being present at 51 N. Miami. Information gathered from the Gila County Assessor�s website for the Property listed the construction date for a retail store as 1915 and a residence as 1930, which does not correlate with the Sanborn and city directory information. Based on our evaluation of the historical information, IDA concludes the following regarding the historical Property uses: � The Property was developed for retail uses prior to 1915. � Between 1915 and 1917, the structures on the Property were destroyed by fire. � Between 1917 and 1922, a single-family residence was constructed on the Property and was assigned an address of 53 N. Miami Avenue. � Between 1922 and 1926, a retail store was constructed on the Property and was assigned an address of 51 N. Miami Avenue. � The uses on the Property have remained unchanged since 1926.
